Roof is the most vital part of your home. It is actually one of the largest investment for any home owner. Therefore, it is very important to take good care of this most essential aspect of the home. Preventative maintenance saves money and gives you a longer roof service life and for this regular inspections are a must. Here are some useful tips on what all should your inspection project comprise of.

The very first thing to keep in mind is that keeping the roof clean is very essential. So, while inspecting the roof, remove all the debris, leaves and other unneeded particles as these can cause damage to the roof. Leaves and debris traps moisture which can give rise to molds and mildew. These can block the flow of water and can clock the gutters as well putting unnecessary weight on the roof. You can use a plastic leaf rake, push broom, or air blower to clean the roof.

If long dense trees are hanging over your roof and blocking the sunlight. Trim them slightly so that a little sun light is able to reach your roof. This will decrease the moisture and the mold problem and will also reduce the debris that collects over it.

Gutters are an important part of roofs. So, it is very important that they should be working fine. If they are clogged with leaves and debris, clean it immediately and make sure they are draining properly.

Wear rubber gloves; debris can hide sharp objects and it is smelly. Scoop debris into a bucket. Bring a hammer with you to fix any loose nails you come across and tighten the gutter back to the roof line. After you scoop out debris, flush the gutter with a hose.

Flashing is used at connections between roof sections, around chimneys, vents, skylights”anywhere the plane of your roof is interrupted. They can be manufactured from steel, aluminum, copper or vinyl. Look for loose flashing or flashing with holes in it. Also, check out for any damaged or missing shingles and get them repaired without any delays.

If you come across a loose flashing, use galvanized screws to tighten them. These are much better in quality and will stay for long. To add more strength, cover the screw head with roofing cement. Do not use galvanized screws for copper flashing, it may corrode it.

For sloped roofs, semi annual inspections can keep many troubles away. For flat roofs, the drainage system should be perfect shape all the time, so keeping a regular check is important.
