Roof is the most vital part of your home. It is actually one of the largest investment for any home owner. Therefore, it is very important to take good care of this most essential aspect of the home. Preventative maintenance saves money and gives you a longer roof service life and for this regular inspections are a must. Here are some useful tips on what all should your inspection project comprise of.

Keeping the roof clean is very important. Leaves, branches of the trees needs to be removed regularly. These and other debris material are capable enough to hold moisture, thus giving a favorable condition for the growth of mold and mildew. This causes troubles in easy flow of water and can also clog the gutters. Build up of debris on the roof can put pressure on the roof thus can damage it. You can use a plastic leaf leaf rake or an air blower to clean it.

If long dense trees are hanging over your roof and blocking the sunlight. Trim them slightly so that a little sun light is able to reach your roof. This will decrease the moisture and the mold problem and will also reduce the debris that collects over it.

Gutters are an important part of roofs. So, it is very important that they should be working fine. If they are clogged with leaves and debris, clean it immediately and make sure they are draining properly.

Always wear gloves for protection while cleaning the roof. Debris may include sharp and pointed particles which can harm you. Collect all the debris into a bucket and then flush the gutter with a hose. Do carry a hammer with you to fix any loose nails and fix the gutter back to it place.

Check for any loose flashings or flashing with holes. These are used in areas around the chimneys, vents, skylights etc. and can me made up pf copper, steel aluminum etc. Also, look for damaged roof shingles and get them fixed at the earliest.

If you find a loose piece of flashing, change it’s screw with a galvanized one for better protection and then apply roofing cement over the screw head. Use copper screws for copper flashing as galvanized metal might corrode it.

On sloped roofs, removing debris from roofs and eaves and cleaning the gutters once or twice a year will solve most drainage problems. Remember also to check the downspouts and drains for damage, leaks or clogging. For flat roofs, you need a drainage system that handles water, and it should be in working order at all times. Check to make sure water is not ponding anywhere.
